Home owners in Macomb and Oakland County can not believe that an investor would buy their home at a huge discount and then sell it back to them at below market price with private financing in place.Long-time real estate expert and author, Ralph Roberts is also an award-winning author and internationally recognized speaker who helps people (sometimes to disbelief) from all walks of life rescue their homes with his team of experts. A classic example of what Ralph can do occurred in November, 2009. A Farmington Hills, Michigan family found themselves four days away from watching their home and property being sold off at the Oakland County Sheriff’s sale the day before Thanksgiving.
Bill and Sue Nebe were downsized after decades of service to GM and EDS within the past three years. As real estate investors you would figure that they could avoid being victims of mortgage-go-round circus of 2009. Bill contacted Mark Maupin, who is the Executive Director of the National Real Estate Network (NREN). Bill took his friend’s advice and contacted Ralph.

Roberts completed his assessment of the property and neighborhood. At the same time, Ralph’s personal assistant, Kim Taylor was tracking down the team’s contacts at the Philip F. Greco Title Company.
The next step was locating an “Angel Investor.” Sue Nebe explains what she witnessed in her kitchen that Sunday, “Ralph had to make two calls to find an investor. The first one was interested, but he was stuck somewhere in the wilderness hunting deer.”
Ralph’s second call was all he needed.
With the Angel investor’s commitment, the next day was crucial for the plan to work. To bring the mortgage payments down to the Nebe’s ability, the primary mortgage and two junior liens had to be negotiated. Meanwhile, the title company was on pace to complete its searches on time.
“I can not believe what Ralph Roberts did for us. He is a saint in our world,” blushed Sue. “He purchased the home before it was sold out from under us. Sold it back to us with seller financing for less than what we could sell the home on the market for. And structured the payments so we can afford them.”
